Listing of the Day
Location: Hidden Hills, California
Price: $13.75 million
Drake, Miley Cyrus, The Weeknd, Will Smith and family, and several Karadashians live within biking distance of this six-bedroom, 11-bathroom house in Hidden Hills, an exclusive gated community north of Los Angeles in the San Fernando Valley.
“Los Angeles has some key areas that are very special. Everyone’s heard of Malibu. People know Pacific Palisades. And Hidden Hills is known for its celebrities, athletes, musicians and artists,” said Steven Bruns of Engel & Volkers Calabasas, the listing agent. “If you’re a star who’s stalked by paparazzi, this secure, remote gem is where you want to live.”
Built by Los Angeles custom-home specialists Biglin Group, and conceived by L.A. designer Paige Glickman, the home melds indoor and outdoor living across 8,800 square feet. Its centerpiece, a great room that encompasses the living, dining and kitchen areas, boasts 15-foot ceilings and oversized Fleetwood doors that open to a 900-square-foot outdoor loggia and pool area.
The great room, two bedrooms and the outdoor space feature double-width gas fireplaces in natural stone. The owner wired the walls above them for low voltage, so “a buyer could put a television there, if they want,” Mr. Bruns said. The kitchen, finished in deep woods and white quartzite, boasts appliances from Wolf and Miele.
“As big as the house is, it was built for the owner and her family, and she worked closely to make sure it’s also warm, cozy, and inviting. It’s a thoughtful and intentional design,” Mr. Bruns said. All six bedrooms feature en-suite bathrooms finished “with the upper echelon of quality products,” he said.
Set on the ground floor, the primary bedroom has two en-suite bathrooms and its own slider doors to outdoor areas. The upper-floor bedrooms all have their own terraces. “This notable separation between bedrooms was deliberate,” Mr. Bruns said. “The owner has two younger and two older children. The older kids’ bedrooms were set apart from the younger kids’ bedrooms, which were set near the primary.”
With 8,800 square feet of living space set on 1.22 acres, the house features six bedrooms, seven bathrooms, four half-bathrooms, a separate outbuilding and two garages.
The outdoor space features a lap pool and hot tub, an outdoor barbecue area “that a buyer could still customize,” and a sports court area.
The home includes a 1,587-square-foot standalone building that could work as a gym, yoga studio, artist’s workshop, or living space, Mr. Bruns said. “Because Hidden Hills is an equestrian community, every home is required to have a separate structure like this,” he said. “The owner made it a very usable part of the house.” The barn-like structure, with vaulted ceilings and walls of retractable windows, includes a full bar and kitchenette.
“The hustle and bustle of modern Southern California life is magically transformed into a tranquil, bucolic scene from long ago. Cars are stopped in the roadway to permit horseback riders to cross. Children are selling lemonade on the street corners. Neighbors stop to chat with each other.” So claims the resident website for Hidden Hills, the two-square-mile community about 30 miles northwest of Downtown Los Angeles, and about the same distance from LAX. Van Nuys and Burbank airports, both private-aviation hubs, are 15 miles east and 23 miles east, respectively.
The 588-home neighborhood, gated and patrolled by both private security and local sheriffs, is better known for residents who also inhabit gossip columns. But Mr. Bruns said it’s a singular community in Los Angeles “where you move when you’re ready to have a family and a real home. Finding this caliber of home in this caliber of community is very special. This is the number-one possibility for a certain affluent buyer.”
According to Realtor.com, the median list price of homes in Hidden Hills was $11 million in March, up 61.5% year-over-year.
